Rent Guarantee and Legal Cover:- details can be provided on the extensive range of legal cover and rental guarantees available from Anderson Reed in association with The Complete Letting Solutions (Let Insure), Quotes can be obtained through our website.   

Accompanied Viewings:- All viewings will be confirmed prior to the appointment and are always accompanied by our experienced and trained staff.  

Feedback:- We will endeavor to give immediate feedback from prospective tenants the following day 

Sales & Financial Services:- Our Independent mortgage advice and our Sales division is also available upon your request.

Agreements
All agreements are Assured Shorthold Tenancy Agreements to comply with the Housing Act 1988 (amended 1996). Although there is no minimum term for a Tenancy Agreement Anderson Reed operate on a 6 month minimum term. 
 

Inventory
Prior to any tenant occupying a rented property we will carry out an in-depth inventory, listing the condition of the property and any furnishing remaining in the property, this is then signed and agreed by the ingoing tenants. Upon vacation of the property we will visit again with the initial inventory and list any discrepancies which may need to be rectified and deducted from the deposit held, allowing for general wear and tear. 
 

Deposits
We will collect and hold a deposit usually equal to one months rent. This is held against any damages caused to the property or any rental arrears. This will be returned to the tenants upon vacation if no discrepancies on the condition of the property or any arrears on rental payments. 
 

Inspections
Quarterly Inspections are carried out on all managed properties. 
 

Maintenance & Repairs
You as the Landlord is responsible for all maintenance and repairs on the property and also to all appliances/furnishings at the property unless down to any negligence on the tenants behalf. All repairs will be reported to the Landlord where possible, however, in the case of emergencies we will authorize the work on your behalf. Anderson Reed have a selection of registered engineers who can carry-out any repairs upon your request. 
 

Furnishings 
This will not effect the final rental price achievable on your property, this is down to the individual landlord’s convenience. However, we do recommend a minimum the kitchen Appliances for an Unfurnished or Furnished property. 
 

Keys
We will need to hold a spare key to all managed properties in the case of an emergency, therefore we will recommend a minimum of 2 sets are provided to us. 
 

Utility & Council Tax
It is the full responsibility of the tenants for the Council tax and any utility supplies while they are occupying the property. Meter readings are taken on the Moving day and again upon the tenants Vacation of the property with all utility providers notified.  

NB:- During anytime the proeprty is Vacant the landlord will be responsible for any Council tax or Utility usage

Rental Payments
Rental payments are due from the tenants on the moving date and calendar monthly thereafter, payments to the landlord will be due 14 days after the payment date for the tenants. 
 

Tenant Referencing
Full personal referencing is carried out on all tenants who will occupy a rented property. This is to include a Bank, employer and previous letting agents/landlords reference. Further referencing will be carried out if the previous is not satisfactory. 
 

Mortgage Permission 
If you currently have a mortgage on your property you will need to notify your lender that you intend to let your property. If leasehold we also recommend you notify your management company.
 Insurances You will still be responsible for Buildings insurance, we also recommend you also hold contents insurance although this is partially the responsibility of the tenants. It is of high important you also notify your insurer that you intend to let your property as this could invalidate any future claims.

Rental arrears & legal process
In the rare event of any rental arrears, Anderson Reed hold not responsibility for legal costs or costs of lost rent. We will Endeavour to do our up most to recuperate this for the landlord, liaising with any legal representative where necessary
